Rate Drop: April 2016 SBA 504 Loan Interest Rate Report

Following a dramatic 51 basis points drop in February and a 23 basis points increase last month, the interest rate for 20-year Small Business Administration (SBA) 504 loans that funded in April fell 24 basis points putting the rate back into record setting territory.

504 loans are funded by the sale of bonds (aka debentures) which are pooled and sold on Wall Street each month.

Understanding the 504 Loan Interest Rate

The bonds that funded this month's 20-year 504 loans were sold to investors at 2.26%, marking the 23rd consecutive month the bond rate has remained below 3%. This resulted in a final effective interest rate (the all-in cost to a borrower) of 4.4月份31% (原来是4).3月份为55%).

The effective interest rate for 10-year 504 loans (which are set bimonthly) is 4.33% for March/April.

“The rates market continues to improve, with CT-10 ending the week (of April 4) at 1.72%, 5 bps lower on the week in which the 504 program priced its 20-year debenture at 2.26%, its lowest monthly rate since May 2013 (2.07%).

“Helping the rates market was last Wednesday's (April 6) release of the minutes from the March FOMC meeting. Only two of the 17 participants advocated for a rate hike due to job growth and firming inflation data. A gradual approach to rate increases was the consensus and probably will be so again at the April 27 meeting. What this means is that market direction will be dictated by other central bank initiatives and investors' appetite for risk,基恩说。.

The SBA 504 Loan Program provides up to 90% below-market, fixed interest rate financing with repayment terms up to 20 years for the purchase of commercial real estate and/or fixed heavy duty machinery and 设备.
